What is on the block and who is running it
Schroders Plc, the London asset manager that was acquired by Nuveen last month, is moving to sell Wisteria Mall, a two-level neighborhood retail asset in Singapore's north. Knight Frank and Savills Plc are handling an expression of interest process set to wrap up in late November.
Savills declined to comment, and Knight Frank did not immediately respond. A Schroders Capital spokesperson said, "We regularly review our real estate portfolios and consider opportunities in the best interests of our investors."
The asset and the price talk
People familiar with the deal say the brokers are aiming to raise around S$220 million, or $172 million, from the sale. According to those people, Pamfleet Real Estate Fund III acquired the mall in 2022 for S$208 million, and occupancy now stands at 93%.
Track record and the broader market
This push follows an earlier effort to sell a Singapore hotel that Schroders co-owns with TPG Angelo Gordon. Jones Lang LaSalle Inc. ran a 2024 process at S$320 million, and the property has not yet changed hands.

Why it matters for your portfolio
Per MSCI Inc., commercial property sales in Singapore came to about $20 billion across the first three quarters, exceeding the year-earlier period by more than threefold. The pickup has been helped by sellers easing price expectations and by funds approaching maturity. If bids land near the S$220 million mark, it would offer a fresh read on suburban retail pricing in a market where owners are increasingly testing demand.
