What was pulled and what it covers
A securitization linked to a 24-story office tower by Bryant Park - home to Penske Media Corp's East Coast headquarters - was put on hold. The financing is secured by the building's loan on 475 Fifth Avenue and totals $175 million.
Morningstar DBRS's presale said the property was 93.4% occupied as of Sept. 1. The report also noted that Penske Media had previously held an equity interest in the building and is one of its largest tenants. Penske's titles include Variety and Billboard.
Inside the deal
The senior slice of the transaction was a $74.12 million tranche rated AAA. Why so many pauses now
More securitizations backed by residential and commercial loans are being delayed as investors seek higher yields amid rising interest rates and wider risk premiums on some riskier debt. Deals may still come to market later, but the wait times signal softening credit confidence after months of steady issuance and stable conditions.
Recent moves illustrate the pattern. One example: People familiar with the matter said a division of Figure Technology Solutions Inc. put on hold a $346 million residential mortgage-backed security because investor interest was insufficient. Another: Freddie Mac delayed selling over $440 million in bonds backed by apartment-building mortgages.
Separately, Morgan Stanley has struggled to draw interest for about $301 million of mortgage bonds backed by a Kansas City data center as investors grow more cautious on artificial intelligence-linked exposure. For reference, the Bloomberg Billionaires Index lists the world's richest people each day.
What it means for your portfolio
