Howard Hughes Will Sell Property to Fund Vantage Insurance Push

Published Nov 7, 2026
Share:
Summary:
  • Howard Hughes is lining up property sales and partner capital to bankroll Vantage Group Holdings, its recently acquired insurer.
  • Executive Chairman Bill Ackman, whose Pershing Square owns 47% of the company, said offers on major assets began arriving after the September strategy reveal, with initial deals targeted within about three months.
  • Following a third quarter that missed analysts' estimates, the stock dropped as much as 5.2% on Friday; at 2:59 p.m. in New York it traded at $77.08, down 1.2%.

The plan and the pitch

Howard Hughes is steering beyond its legacy as a builder and manager of large planned communities and other US properties to prioritize insurance. The company aims to free up cash for Vantage Group Holdings Ltd. by selling pieces of its real estate portfolio and inviting investors to co-own assets - a playbook that Ackman likened to bringing in partners in the style of Berkshire Hathaway.

"We've already been fielding offers on major assets that have come in the door since we announced this strategy" in September, Ackman told analysts Friday. He expects the first transactions "in a three-month time frame," and aims to generate "a couple billion" in proceeds by the close of 2027.

How the money will be raised

To generate capital, Howard Hughes plans to team up with outside investors on select properties. Potential backers could include pension plans or family offices, Ackman said. The aim is to flip the emphasis of the enterprise: "It's really going to look like a Vantage insurance company that has a real estate subsidiary, as opposed to a real estate company that has a Vantage subsidiary."

Where the proceeds go

Land sales remain core to the cash engine. CEO David O'Reilly said last month the company has been unloading lots at Teravalis - a development located west of Phoenix - at prices above $700,000 per acre, having purchased the land five years ago for $17,000 an acre. He pointed to the nearby new $265 billion campus of Taiwan Semiconductor Manufacturing Co. as a tailwind, and added, "I look at us holding the precious resource that homebuilders need to keep their machine going."

Smart investors adapt when companies change strategy, and tools can make that easier. We're hosting our first ever investor livestream on 11/17 to show you how to use ChatGPT and Claude to invest like a pro, hosted by Briefs Finance CEO Jaspreet Singh. Save your seat.

The company intends to direct the proceeds to retire roughly $1 billion of Howard Hughes preferred shares owned by Pershing Square, to grow Vantage, and to keep advancing current communities.

Learning how AI can sharpen research and timing gives investors a practical edge. On 11/17, our CEO Jaspreet Singh goes live for our first ever investor livestream on how to use ChatGPT and Claude to invest like a pro. Register to join him.
