Small relief, big hangover
The average 30-year fixed mortgage rate slipped to 7.24% from 7.32%, marking a second weekly decline. Even so, it's still close to the peak reached since November 2023 and remains well above the 6.17% mark from a year earlier.
Rates briefly hit 7.4% in mid-October - a three-year high - and have eased only a little since, leaving them more than a full percentage point above where 2026 began. The Federal Reserve kept its policy rate unchanged at its October meeting, and markets still expect one more hike at the year's final gathering, a backdrop that helps keep mortgage costs elevated.
Buyers and sellers staying put
Mortgage rates have held above 7% for six consecutive weeks, the longest run since the end of 2023. That keeps many shoppers on the sidelines and discourages owners with cheaper loans from listing, which leaves the market in a stalemate.
Redfin puts numbers to the pain. The monthly payment for principal and interest on a $500,000 purchase is about $333 higher than in late February, a time when rates briefly dipped under 6%. On a $1 million home, the increase is roughly $666.
Both examples assume a 20% down payment. Redfin also says the median US home-sale price is seeing its first drop in more than three years, while the typical monthly mortgage payment is hovering near its all-time high in their records. And the supply-demand balance flipped hard in September, with sellers exceeding buyers by nearly 63% - the widest gap since data begins in 2013.

Redfin's senior economist Asad Khan noted, "The irony is that in terms of supply, these are some of the best conditions for buyers in many years." "They have arrived at a time when costs are so high that fewer people can afford to take advantage of them."
Builders, sales and the Fed
Homebuilder sentiment has slumped to a 14-year low, according to the National Association of Home Builders and Wells Fargo, which cites high mortgage rates, labor shortages and pricier materials.
The Census Bureau reported that new single family home sales edged down 0.6% in September. The typical new home price has declined in seven of the nine months reported so far in 2026. As Mortgage Bankers Association chief economist Mike Fratantoni put it, "We don't expect any significant relief in mortgage rates over the forecast horizon." He added, "Mortgage rates, now at three-year highs, are causing a sharp slowdown in home sales, mortgage originations and in commercial real estate markets."
What this means for your portfolio
Elevated rates are lifting monthly payments, cooling sales momentum and denting builder confidence. The bottom line: housing-related equities, lenders and construction suppliers are likely to feel continued pressure while financing costs stay high, even with minor week-to-week dips.
