A Semiconductor Boom Reshapes Boise, With Winners and Losers

Summary:
  • Micron's market value has topped $1 trillion, making many Boise employees wealthy as the stock surged over 1,000% since late 2024.
  • The company plans to invest $50 billion in new factories and $10 billion in a research lab.
  • Boise rents increased 4.3% in the past year while national rents fell, and local businesses see sales spikes.

The Boom That Arrived Overnight

There's a strange new dynamic in Boise these days. Some people who worked at Micron are suddenly rich, and the city around them is changing faster than anyone expected. A longtime financial advisor in Boise has been managing money since the 1980s, long before this chip boom.

Many of his clients work at Micron; their stock has gained more than 1,000% since late 2024, and now many are sitting on life-changing wealth. Micron's valuation now exceeds a trillion dollars. For a midsize city like Boise, that kind of concentrated wealth shows up in everything.

Micron is pouring $50 billion into new factories in Boise, and another $10 billion will go to Micron Research Labs, whose headquarters will be here. The company is building childcare facilities with the local YMCA and has pledged $75 million toward housing and community programs. But the money moving through the city goes far beyond what the company controls.

The scale is hard to overstate. A jewelry shop owner downtown says sales are up 60% this year, and customers are open about why. They tell her they sold Micron stock to pay for the purchase. The influx of wealth has also brought new restaurants and shops to the city center, transforming once-quiet streets into bustling corridors.

Growing Pains in a Small City

Walk around downtown Boise now and you'll see it everywhere. Chris Komori, who co-owns the restaurant KIN, says it simply: "You can't go a block without seeing some construction site." The town that was once quiet and affordable is being stretched. Rents in Boise have climbed 4.3% over the past year.

In that same period, many U.S. cities saw rents decline. New residents are still arriving, drawn by the jobs and the boom, and that keeps pressure on housing, traffic, and everyday prices. A tasting menu at a popular local restaurant now costs about $130 per person. But with that growth come challenges, from traffic congestion to housing affordability.

Not Everyone Benefits Equally

The boom also has a shadow side. Longtime residents are watching their hometown become more expensive without necessarily sharing in the upside. Jason Crawford, a tech entrepreneur who grew up in Boise, has seen both sides of the surge.

He has gained from it, but he points out that many people who lived there for decades have not. The low cost of living that drew people to Idaho is fading. Renters and people with fixed incomes are getting squeezed the most.

Micron says it understands, but these moves can only do so much against a wave this large.
