A property near Swindon tied to the UK's Ministry of Defence is up for sale, according to people familiar with the process. The land used to be a Honda manufacturing plant before Panattoni redeveloped it. The MoD is a tenant in a drone testing facility on the site that opened this summer, and several additional buildings are still under construction.
Why investors are watching
This potential sale is a practical test of how much demand there is for industrial real estate with defense uses at a time when more landlords are eyeing defense-related tenants on expectations of higher government spending. The buyer universe may be smaller than usual, though, because some investors have environmental, social and governance policies that rule out military assets.
What the owners say and what it means for your portfolio
Panattoni declined to discuss the specifics. "Panattoni does not comment on individual investment or sales processes," a spokesperson said. "As part of the normal management of our business, we continually review our development portfolio and assess opportunities to optimise value, recycle capital, and support the next phase of investment and development activity. That disciplined approach is a core part of how we manage the portfolio over the long-term." The Ministry of Defence did not provide a comment when contacted right away.

If bidding is strong, it would signal real demand for defense-adjacent industrial sites even with ESG constraints. If it is muted, it could point to a thinner pool of capital for military-linked properties, with pricing power leaning toward buyers in this niche.
