ResiClub teamed with LendingOne, among the nation's quickest-expanding private real estate lenders, to check the pulse of single-family rental investors. Anyone who owned at least one single-family investment property could participate. The survey ran August 17 through September 14 and drew 216 qualified landlords.
Investors are growing cautious
The outlook has cooled. Nearly two thirds of respondents think the average 30-year fixed mortgage rate will remain higher than 6.5% throughout the coming 12 months, a sharp rise from the 11% who said so in Q4 2025. In the same spirit, 44% say they're very or somewhat unlikely to purchase another investment property in the coming year. That is the highest share since the survey started two years ago and compares with 32% in Q4 2025.
What they plan next
Looking to 2027, 29% of landlords anticipate increasing their investment activity relative to 2026, 56% plan to keep it steady, and 15% expect to scale it back. Near term, 37% report they are inclined to offload at least one current property within the next 12 months, a bit below the 43% who indicated the same in Q4 2025. Operating costs are in focus too: 84% report that increases in home insurance premiums affected their cash flow over the past year. On rents, 59% plan to raise them in the next 12 months, including 31% looking at 1% to 3% increases, and only 1% expect to hike more than 7%.
