Asset World Corp Pcl is setting up a new real estate investment trust through the group's property business backed by billionaire Charoen Sirivadhanabhakdi. CEO Wallapa Traisorat told reporters late Friday, "We expect the new REIT to become an important funding vehicle for Asset World, helping us raise capital and strengthen our balance sheet."
What's Going Into The REIT
The initial portfolio will comprise four hotels and an office property valued at roughly 48 billion baht, or $1.44 billion. The headline asset is the Empire Building in central Bangkok, which carries an appraisal of about 25 billion baht. Hotels in key leisure markets - Krabi, Koh Samui and Pattaya - are also slated for inclusion. Wallapa added, "We plan to inject more assets into the REIT over time to help unlock their value."
Market Context And Demand
Despite a softer market that has pressured other offerings, Asset World says interest looks solid. "We made an initial survey of the market and there is strong interest in our REIT," Wallapa said, noting the company's confidence in the quality of its properties. The firm expects foreign institutional buyers to take roughly half of the first tranche. Contrast that with Minor International Pcl, Thailand's largest hotel and restaurant operator, which last month put a planned REIT of about $1 billion on hold over concerns investors could push for higher yields.

Asset World plans to reveal more details on September 29 after it finishes regulatory filings with Thailand's Securities and Exchange Commission. Beyond the launch portfolio, it is lining up nine additional properties, spanning hotel and commercial assets, to add after the REIT lists. The company says the offering will release capital from mature holdings so it can channel funds from these seasoned assets into constructing new hotels, developing commercial projects, and expanding tourist attractions nationwide.
Its presentation outlines total spending of 100 billion baht through 2030 to grow the hotel and commercial platforms. As of now, the website shows 25 hotels under brands like Marriott, Hilton, Hyatt and Sheraton, plus five office sites and 11 retail and wholesale properties.
